1. Who does Kompass Frei represent?

Kompass Frei intervenes exclusively on behalf of the buyer.

We do not represent sellers, act as dual agents, or intermediate between parties.
Our role is to structure and curate acquisitions for European buyers seeking legal clarity, territorial grounding, and long-term sovereignty.

This avoids conflicts of interest and preserves alignment throughout the process.


2. Does Kompass Frei receive or hold client funds?

No. Never.

Kompass Frei does not:

  • receive funds,
  • hold deposits,
  • transmit money,
  • act as escrow,
  • or intermediate payments in fiat or Bitcoin.

All financial operations are conducted directly by the buyer, in their own name, through their chosen banking or Bitcoin infrastructure.


3. How is seller commitment established without reservation payments?

Kompass Frei does not rely on informal reservation payments to secure seller commitment.

In Colombia, commitment is established through procedural alignment, not advance funds.
Before any money moves, the seller must fully expose the property’s legal status, accept defined economic terms (including BTC where applicable), and engage in a structured contractual sequence.

The first monetary commitment occurs only at the signing of the private purchase agreement (promesa de compraventa), which legally binds both parties.

This approach avoids ambiguity, preserves buyer sovereignty, and aligns with local legal practice.


4. Why are reservation or holding payments avoided?

Because they introduce:

  • legal ambiguity,
  • unclear enforceability,
  • and unnecessary exposure for foreign buyers.

In Colombia, informal reservation payments prior to contract are neither standard nor advisable.
Kompass Frei intentionally avoids them to protect the buyer’s capital and legal position.


5. What happens if a seller withdraws before signing the private purchase agreement?

The seller is legally free to withdraw at that stage.

However:

  • no funds have moved,
  • no legal exposure exists,
  • buyer capital remains fully sovereign.

Kompass Frei structures the process so that sellers who disengage do so before capital is committed.

This is an intentional safeguard, not a failure.


6. What if the seller attempts to renegotiate terms late in the process?

Late-stage renegotiation signals misalignment.

Kompass Frei does not encourage or normalize last-minute changes to:

  • price,
  • payment structure,
  • or agreed BTC terms.

If material renegotiation is introduced at that stage, the operation is typically discontinued.

Discipline is preferred over deal closure.


7. How is Bitcoin used in the acquisition process?

Bitcoin is integrated only when there is real alignment between parties.

When applicable:

  • the economic value in BTC is defined at the contractual level,
  • the equivalent value in COP is recorded in the notarial deed as required by law,
  • Kompass Frei does not impose BTC, nor acts as a payment intermediary.

Bitcoin is treated as an economic unit, not a marketing feature.


8. Is it legally possible to acquire property in Colombia using Bitcoin?

Yes.

While not common, Colombian law allows parties to agree on payment methods freely.
At the notarial level, the transaction is recorded in local currency (COP), reflecting the agreed value at the time of signing.

This leaves a clear legal record without altering the economic agreement between the parties.


9. What property rights do foreign buyers have in Colombia?

Foreign buyers enjoy the same property rights as nationals.

Ownership is secured through:

  • inscription in the National Registry,
  • issuance of the Certificado de Tradición y Libertad.

There are no restrictions on foreign ownership of residential or rural property.


10. Does acquiring property grant residency rights?

In many cases, yes.

Property acquisition can enable:

  • a Migrant Visa (typically 3 years),
  • and, over time, eligibility for permanent residency.

This does not automatically determine tax residency, which must be assessed separately.


11. What kind of properties does Kompass Frei work with?

Kompass Frei does not list properties publicly.

We curate:

  • legally clean assets,
  • in specific territories,
  • with sellers capable of engaging in structured, transparent processes,
  • and, where applicable, open to Bitcoin-based settlement.

Not every property qualifies.
Not every seller is prepared.


12. Is Kompass Frei a real estate agency?

No.

Kompass Frei is not a brokerage, marketplace, or listing service.
Our work happens before listings, during structuring, and through filtering.

What we remove is often more important than what we present.
